FAQ 2
Modern Minimalist Kitchen

Do I need to apply for a building permit for a bathroom renovation?

Yes, bathroom renovations in residential buildings require building permits. One of the bathroom walls is usually mutual with another suite or hallway. In both cases, it is fire-rated and requires restoration and review by a city inspector before new tiles are installed.

Single-family houses typically don't require building permits unless the reno alternate load-bearing walls.

We obtain all required permits on your behalf as part of our design-build process.

Do I need to apply for a plumbing permit for a bathroom/kitchen renovation?

Yes, every time when water or waste lines are alternated during renovation. You will need a plumbing permit. The installation must be reviewed by the city inspector prior to closing the walls.

We get all the required permits on your behalf as part of our design-build process.

Do I need to contact the strata to approve the renovation?

Yes, that is the first step to filling out an application for your strata. After the strata approval is obtained, we can apply for the other required permits. The strata approval letter is one of the documents required to obtain the building permit.

Strata usually wants to see the contractor's business licence, insurance, WorkSafeBC clearance letter, and drawings with proposed renovation.

What is the risk of work without permits?

The city can issue a stop-work order if work is being done without required permits. That means all work must stop immediately until all necessary permits are obtained. Obtaining the permits takes a couple of weeks. If you are renovating a bathroom or kitchen, I would always recommend checking directly with the city if the contractor is telling you, “It doesn't require any permits.”

The city and strata fines apply for work without permits. In case your unit causes damage to the building or the other units, the insurance company can deny the claim in case of unpermitted work.

How much is the city building and plumbing permit fee?

Depends on the city, but foran  average bathroom or kitchen reno, the city building permit fee is around $550, and the plumbing permit is around $340
